Rincon Valley's homes span four decades — 1980s and 1990s tract construction near the western edge, transitioning to 2000s+ master-planned developments toward Vail. Door inventory accordingly spans 'original springs well past end-of-life' to 'first major service due soon.' Many homes here are now turning over to second owners, who often discover the previous owners deferred door maintenance.
Rincon Valley's east-facing exposure against the Rincon Mountains gives it the longest morning shade in our service area — a small advantage for east-facing doors. But the valley's elevation (~3,000 feet) and proximity to Saguaro National Park add longer winters and stronger UV cycling than central Tucson.
