Continental Ranch was one of Marana's first major master-planned developments — most homes built between 1990 and 2005. That means almost all original-equipment door systems are at or past end-of-life: springs are 10K-cycle builder-grade well beyond their rated cycles, openers are pre-2005 (no rolling-code security, no battery backup), and weather seals have been cooked by 20+ Tucson summers.
Continental Ranch sits at lower elevation than the foothills (~2,200 feet) which means hotter summer afternoons and less pronounced daily temperature swing. South- and west-facing garage doors here see the worst UV exposure — weather seals fail faster, opener logic boards run hotter, and dust accumulation is heavier than the higher-elevation neighborhoods.
